Whenever you are planning to buy a house or flat, before that you should make special preparations regarding your documents. If you finalize a property, then obviously now its registration will also be done.

Actually, registration is mandatory in many transactions related to the purchase of expensive residential units and plots etc. According to Housing.com, according to Section 17 of the Registration Act 1908, registration of the sale of any immovable property is necessary if its price is more than Rs 100. According to the news, it is obvious that no immovable property can be purchased for Rs 100, so registration is necessary.

Which documents are necessary

Apart from PAN and Aadhaar, other documents may be required for house registration. It depends on the situation. These include documents related to gift of immovable property, documents without a will or any financial transaction related to the sale of immovable property worth more than Rs 100, lease of immovable property for a period of one year or more, contract papers for transfer of immovable property for the purposes mentioned in Section 53-A of the Property Transfer Act, 1882.

Apart from this, you may need alternative documents like will, previous transaction documents, court order papers in case of immovable property worth less than Rs 100, sale certificate (in case of auctioned property), mortgage agreement, partition document by revenue officer etc. in special circumstances.

Documents have to be submitted at the registrar’s office

The documents related to the house which is to be registered have to be submitted to the office of the sub-registrar or registrar. For registration, the presence of the authorized signatories of the seller and the buyer along with two witnesses is mandatory. At the time of registration, the signatories have to bring their ID proofs with them. Aadhar card, PAN card, or any other government identity card is considered valid.
