The government has made important changes in the property registration process in the country. These changes are aimed at making the property registration process faster, safer and more transparent by leveraging digital technology. These rules updated by the government focus on reducing fraud, simplifying processes and promoting efficiency.

Land registration is a legal process to validate your property and register your land with the Government of India. These new rules include a digital process to register your land, which has been implemented from January 1, 2025.

Digitization in Land Registration

India has seen a tremendous boom in digitization in recent years. Almost everything has gone digital, even in real estate, from inquiries to virtual home tours, everything is digitized. We have come a long way. But, for property registration, we are still following the same method as in the 90s, which is not only inconvenient but also time consuming. Due to which the government has made some changes to make it more convenient and transparent.

What are the major changes in land registration?

Online Registration

  • All documents will be uploaded online.
  • There will be no need to go to the Registrar’s office.
  • Digital signature and certificate will be available soon.
  • The process will be fast and transparent.

Aadhaar Card Linking

  • Aadhaar card has to be linked to the property records.
  • Biometric verification will prevent fraud.
  • It will be easy to track illegal (benami) property.

Video recording of registration

  • The entire process of buyer-seller registration will be recorded.
  • In case of dispute, this video can be used as evidence.

Online payment system

  • Registry fees and stamp duty can be paid through credit/debit card, net banking or UPI.
  • Cash payments will not be allowed.
  • This will reduce corruption and payments will be made faster.

Complete process for land registration

  • Apply Online – Visit the official website and apply.
  • Upload Documents – Submit scanned copies of your property papers.
  • Pay Fee – Pay online through UPI, Card or Net Banking.
  • Verification – Government officials will verify your documents online.
  • Make an Appointment – ​​You will get a date for biometric verification.
  • Biometric Verification – Visit the office for Fingerprint and Aadhaar Verification.
  • Digital Signature – The Registrar will digitally sign the documents.
  • Receive your documents – You will receive a digital certificate of your property.

  • Aadhar card
  • PAN card
  • Property papers
  • Non-encumbrance certificate (proof that the property is encumbrance-free)
  • Revenue Records
  • Municipal tax receipts
