Property Registration & Mutation Documents: By getting the registry of the property done in your name, you become relaxed. But is the registry alone enough to give you the ownership rights of the land? The answer would be no. Let us know which documents are necessary for ownership.
Whenever we buy a house, land or any other property, we get rest assured by getting the registry done in our name. But is the registry alone enough to give you the ownership rights of the land? The answer would be no. You must have heard about many such cases that a person sold the same land to many people. Or the property you have bought already has a lot of debt on it. After the property registration is done in your name, you will also have to pay that loan. That is, only registry is not enough. Along with this, you also have to take another important document.
Must check Property Mutation
Many people consider mutation and sale deed to be the same. But both are different. People think that once the registry is done, the property is also in their name and they do not pay attention to the change of name. You may have got the registry done, but no property will be called yours until you transfer its name. You should check in advance in whose name the property you have bought or is going to buy is in your name. Also, has anyone taken a loan in the name of that property.
How to get the transfer done There are mainly three types of immovable property. In which agricultural land, industrial land and habitable land have been classified. The renaming (transfer) of all the three lands is different. The conversion of cultivable land is done by the Patwari of your area. The industrial land will be renamed from the industrial development center present in your district.
On the other hand, the renaming of residential land will be done by the Municipality, Municipal Corporation, or Gram Panchayat of your area. Whenever you buy a property, along with all the documents related to the purchase, you should go to the concerned office and get the property transferred. So that later no one comes to assert their right on your land.
